How this page works
Two official datasets feed it. The headline average and its 13-month trend come from the UK House Price Index, which Land Registry publishes monthly for Birmingham as a whole. The district table and lookup are computed by us from Price Paid Data, the raw register of individual completed sales, filtered to standard market transactions in postal Birmingham and aggregated into medians per outward postcode district.
Medians, not averages, because a handful of seven-figure Edgbaston sales would otherwise drag a whole district upward. And because registration lags completion, the most recent month is always an undercount; we exclude it from the 12-month windows so the comparisons stay honest.
